Plenty of Lolo homes sit close enough to forest that siding is a safety decision, not just a look. James Hardie fiber cement is noncombustible and won't feed a fire the way older wood siding can, and we install it along with LP SmartSide, Versetta Stone, vinyl, and sheet metal, plus soffit and fascia. We'll walk you through the trade-offs in cost, maintenance, and fire performance instead of steering you toward whatever we happen to have on the truck.

Lolo lots are worth staying on. That's why so much of our work down here is adding to what's already there — a bedroom and bath off the back, a garage or shop sized for real equipment, an accessory dwelling unit for aging parents or a kid who's back in town, a Trex deck that finally makes the view usable. Every one of them gets framed to new-construction standard, because a lazy tie-in between old and new structure shows up years later as cracked drywall and a door that won't latch.

No. A small travel charge only applies outside a 45-mile radius, and Lolo is roughly ten minutes from Missoula. Estimates are free either way — for a home we come out to your site, and for commercial work you can send us the plans.

Lolo is unincorporated, so permits and inspections go through Missoula County rather than a city department. We work with those offices constantly and build to clear inspection on the first visit. Tell us what you're planning and we'll walk you through what your project is likely to need.
